A master plan was developed of building and system recommendations, including demolition, costs, schedule, phasing, and prioritization. The result was a long-range plan through 2025 and extending further for non-major items. An extensive, multi-phased design and implementation schedule was developed.<\/p>\n<p>Planning, design and construction included:<\/p>\n<ul>\n<li>Demolition of 19 buildings<\/li>\n<li>Reconfiguring roadways and parking<\/li>\n<li>Relocation of many incoming site utility systems and rerouting distribution systems<\/li>\n<li>30,000-sf new central energy plant<\/li>\n<li>112,000-sf new clinic<\/li>\n<li>55,775-sf new rehabilitation center<\/li>\n<li>82,942-sf new tenant office building<\/li>\n<li>69,000-sf new engineering and maintenance building and warehouse<\/li>\n<li>Expanded fiber optic and copper systems<\/li>\n<li>Improved security systems, CCTV, satellite television<\/li>\n<\/ul>\n<p>The new central energy plant features 3750-tons of chilled water (expandable to 5000-tons in the future), 3000 BHP of high pressure steam, 7.5MW of standby generation, a 120,000 gallon fuel oil system and a new incoming 34.5 KV &#8211; 4.16 KV 5\/7MVA customer-owned substation.<\/p>\n<p>IMEG provided engineering services for the facility assessments and master plan and designs for all the site utilities and distribution relocations, demolitions, the new energy center and all new campus buildings.
