The 29-story building includes 418 units with indoor and outdoor amenities including a dramatic roof deck providing residents with 360\u00b0 views of the Bay Area, garden space, grass lawn, lounges, fire pit, and a grilling area.<\/p>\n<p>A complete top-to-bottom renovation was completed as well as an occupancy change requiring the structure to be analyzed and proven to current building code. Our team utilized performance-based design to evaluate and analyze the existing structure. Working with the City and an independent 3rd party peer reviewer, the following four-part system to evaluate the existing structure was developed:<\/p>\n<ul>\n<li>Static code level analysis<\/li>\n<li>Static service-level earthquake analysis<\/li>\n<li>Non-linear dynamic analysis<\/li>\n<li>Testing of existing moment frame weld quality<\/li>\n<\/ul>\n<p>The precast concrete panel exterior was replaced with a modern glass fa\u00e7ade, and the entire interior rebuilt with high-end finishes.<\/p>\n<p>The building earned a GreenPoint certification due to its adaptive reuse of the existing structure and high-performance curtain wall, and also achieved LEED Silver certification.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Structural engineering and design services were provided for this remodel and adaptive-reuse project that transformed the outdated 1974 office building into a 510,000-sf modern apartment building.
