The Beam on Farmer, Arizona’s first multi-story mass timber office building, has been named Engineering News-Record Southwest’s 2023 Excellence in Sustainability project.

The commercial building in Tempe, AZ, also was named ENR 2023 Best Project in the Office/Retail/Mixed-Use category.

The 184,000-sf, five-story building was constructed of cross-laminated timber (CLT) slabs, and glulam beams and columns. The exterior is clad in metal and glass panels.

IMEG provided mechanical, electrical, and plumbing design services as a subconsultant to RSP Architects.

Because the building’s wood structure is exposed, the electrical and ductwork offered an opportunity for a different approach. IMEG used a low-profile, energy-efficient underfloor air distribution system, that provided air distribution and housed MEP systems usually placed in the ceiling.
